# Geneva R1 / R2 / R3 single-family lot and setback standards | BV360 Pre-Flight

Geneva's R1, R2, and R3 districts set minimum lot area and frontage, street, side, and rear setbacks, and lot coverage for single-family houses.

## Plain English

R1 is the lowest-density single-family district, followed by R2 and R3.
Street setbacks are context-sensitive in Residential Area 1 and generally run 25, 20, and 20 feet for R1, R2, and R3.
Side setbacks are 12, 8, and 6 feet; rear setbacks are 35, 25, and 25 feet.
