Skokie limits how much of an R-1 lot can be covered by buildings and impermeable surfaces. Pre-Flight checks the proposed coverage against the limits the Village has adopted.

Lot coverage is the share of a lot taken up by buildings, and impermeable surface coverage adds paved and other non-absorbing areas on top of that.
In Skokie, building coverage counts principal plus accessory buildings, and impermeable surface coverage depends on lot size. Replacing or adding an impermeable surface needs a permit.
