Skokie R-1 setbacks

R-1 is Skokie's single-family residential district. Pre-Flight checks the proposed front, side, and rear yard setbacks for a project against the values the Village has adopted in its zoning ordinance.

Plain English

Yards are the open spaces between a building and its lot lines. Skokie sets minimum front, side, and rear yards for R-1 lots so buildings stay back from streets and neighbors.

The required side yard depends on lot width: narrower lots use a flat minimum on each side, while wider lots must hold a combined side yard equal to a percentage of the lot width.
